What We Do

Good design means buildings that
are understood by simplicity.

We don’t subcontract the engineering on a residential job and then suddenly become structural experts for a commercial one. The same team. The same approach. Every time.

Residential

Custom Homes & Villas

Turnkey construction, luxury residences, builder floors, and full interior fit-outs. Where most of our work is — and where our standards are highest.

Commercial

Custom Homes & Villas

Offices, showrooms, retail spaces, and mixed-use developments across Delhi NCR — built with the same in-house engineering rigour we apply to residential work.

Interior & Fit-Outs

Custom Homes & Villas

Structural planning and interior coordination happen at the same table from day one — no handoffs, no communication gaps, no aesthetic decisions that break the structure.

About Dassam

Ten years of building homes people are still proud of.

Dassam started in 2014 as a small operation with one clear conviction: construction in Delhi NCR was being done in a way that didn’t serve clients well. Engineering and building were treated as separate jobs handed between separate firms.

Over the years, the work grew — from custom homes in New Delhi to multi-family developments, commercial buildings, and full interior fit-outs across Gurgaon, Noida, and the wider NCR. What hasn’t changed is the way we work.

Why Dassam

Six things clients notice
that they didn't expect.

We Listen Before We Draw

The first meetings are conversations, not presentations. How does your household use a kitchen? What did you hate about your last place? That context shapes everything.

Engineering Isn't Outsourced

Structural calculations, load paths, soil considerations — handled in-house. When the engineer and the builder are the same team, decisions actually work on site.

Aesthetics and Structure Together

Harjot’s background covers both civil engineering and interior design. That’s rare. Structural decisions don’t kill the spatial design. The two conversations happen at the same table.

No Surprises at Handover

Clients get regular updates — not final-stage revelations. If something needs a decision, you hear about it when it comes up, not three months later.

Quality Runs Through the Build

Material procurement, site supervision, finishing work — the standard applies at every stage. A well-built wall cavity makes itself known fifteen years later when nothing has gone wrong.

Same People, Start to Finish

The person you meet at the first site visit is still involved at handover. We don’t win the project and reassign it. Continuity isn’t a promise — it’s how the firm is structured.

Our Work

Homes we've built. People still
live in.

How We Work

Seven stages. You know what's
happening at every one.

Most projects go wrong not because of bad builders but because of bad sequencing
decisions made too late, approvals chased mid-construction, and budgets
estimated on assumptions.

Stage 01

Initial Consultation

1–2 Weeks

No drawings, no costs, no commitments. A proper conversation about your plot, your brief, your budget. We visit the site and ask the questions most builders skip.

Stage 02

Concept Development

2–6 Weeks

The brief turns into a spatial response. Layouts, room relationships, and zoning — until the plan makes sense for how you actually live.

Stage 03

Design Documentation

4–10 Weeks

Architectural drawings, structural details, interior coordination, services layout — everything documented before construction begins.

Stage 04

Costing & Planning

1–3 Weeks

A detailed cost estimate based on finalised drawings and specifications — not ballpark figures. You know what things cost before a single brick is moved.

Stage 05

Construction Execution

6–18 Months

Work starts. Weekly progress reports go out without you having to ask. If something needs a call, we make it — not a report three weeks later.

Stage 06

Handover & Beyond

1–2 Weeks + Ongoing

Walk-through, snag list, systems sign-off, full documentation. And we stay reachable — for questions that come up six months later.

Our Founder

Harjot S. Bhatia

Harjot trained as a civil engineer and then went on to study interior design, which isn’t the typical path, and that’s exactly the point. He set up Dassam to avoid the handoffs entirely. He reviews structural drawings. He visits sites. He is involved in material selection and client discussions throughout a project  not just at the start.

“If you have to explain why something looks right, it probably doesn’t. Good design is something you feel the moment you walk in.”

Civil Engineer · Interior Design (Academic Background) · Founder, Dassam Engineering & Construction · Est. 2014

Sustainable Builds

Lower bills from day one.

Solar provisions, efficient insulation, smart wiring — these cost a fraction of their price when planned during the build. We specify them upfront, so your home runs cheaper for the next thirty years.

Our net-zero ready homes in Dwarka and passive-design residences across NCR prove that sustainable building is not a premium — it’s a return on investment.
